Residential Conveyancing Solicitors in Dewsbury
Buying or selling a home is one of the biggest financial decisions most people make. We handle every type of residential transaction with the same care: thorough legal work, plain English explanations and a Solicitor & Director you can actually reach.

Our Services
Every kind of residential transaction
Freehold Purchases
When you buy a freehold property you own both the building and the land it stands on. We carry out the searches, raise enquiries with the seller's solicitors, review the title and report to you in plain English so you know exactly what you are buying before you commit.
- Full title investigation and local authority searches
- Clear written report on the property, in plain English
- Exchange, completion and Land Registry registration handled end to end
- Direct contact with your Solicitor & Director throughout
Freehold Sales
Selling should be straightforward. We prepare your contract pack quickly, answer buyer enquiries promptly, liaise with your estate agent and lender, and work to the completion date that suits you.
- Contract pack prepared without delay
- Prompt replies to buyer's enquiries
- Mortgage redemption figures obtained and settled on completion
- Regular updates so you always know where you stand
Leasehold Purchases
Leasehold transactions involve an additional layer of detail: the lease itself, ground rent, service charges, the freeholder and any managing agent. We obtain and review the management pack and explain the practical effect of the lease terms before you exchange.
- Full lease review with clear explanation of your obligations
- Management pack, service charge and ground rent checks
- Lease term, cladding and building safety enquiries where relevant
- Notice of transfer and charge served after completion
Leasehold Sales
Leasehold sales are most often delayed by the management pack. We order it at the outset, chase it actively and deal with the freeholder or managing agent directly to keep your sale on track.
- Management pack ordered at the very start
- Freeholder and managing agent liaison handled for you
- Apportionments of ground rent and service charge calculated
- Proactive chasing to avoid avoidable delay
Remortgages
Whether you are moving to a better rate or releasing equity, we act for you and, where instructed, for your new lender. We redeem the existing mortgage, register the new charge and account to you for any balance.
- Acting for you and your new lender where permitted
- Existing mortgage redeemed on completion
- New charge registered at HM Land Registry
- Fast, efficient turnaround
Transfer of Equity
A transfer of equity changes who legally owns a property without a full sale. It is common on marriage, separation, gifting to a family member or restructuring ownership. We prepare the transfer deed, deal with any lender consent and register the change.
- Transfer deed prepared and executed correctly
- Lender consent obtained where a mortgage is in place
- Stamp Duty Land Tax position considered
- Registration of the new ownership at HM Land Registry
Islamic Finance Conveyancing
Islamic home purchase plans work differently from a conventional mortgage, often involving a co-ownership or lease arrangement with the finance provider. We are experienced with the additional documentation involved and act for clients using Sharia-compliant finance across West Yorkshire.
- Familiar with diminishing musharakah and ijara structures
- Experienced with leading Islamic finance providers
- Additional documentation explained clearly, without jargon
- Careful handling of the two-stage completion process
Independent Legal Advice
Lenders, employers and other parties frequently require a person to take independent legal advice before signing a document, so it is clear the signature was given freely and with a full understanding of the consequences. We provide certified ILA appointments face to face at our Dewsbury office or by online meeting, and emergency ILA can be arranged out of hours when a deadline cannot wait.
- Director's personal guarantees
- Joint borrower sole proprietor mortgages (two borrowers, one name on the title)
- Occupier's Consent to Mortgage
- Transfer of Equity
- Equity Release
- Employment Settlement Agreements
- Occupier's Consent declarations
- Islamic Sharia finance
- Appointments face to face or by online meeting
- Emergency ILA available out of hours
