How Long Does Conveyancing Take?

The honest answer is eight to twelve weeks for a straightforward purchase, but the real question is what makes the difference between a fast transaction and a slow one.
It is the first question almost every client asks, and it deserves a straight answer. A straightforward freehold purchase with a mortgage usually takes eight to twelve weeks from instruction to completion. Leasehold transactions typically take a little longer.
What sets the pace
- How quickly identification and initial forms are returned at the outset
- Local authority search turnaround, which varies considerably between councils
- How responsive the other side's solicitors are
- Mortgage offer timescales, particularly where a valuation is delayed
- For leasehold, how long the managing agent takes to produce the management pack
- The length of the chain, since everyone must be ready to exchange together
How to speed things up
Instruct your solicitor as soon as your offer is accepted, rather than waiting for the mortgage offer. Return your forms and identification within a day or two. Have your deposit in an accessible account with a clear paper trail. If your deposit is being gifted, tell us at the start so we can obtain what we need from the donor early.
